The settlement matters as much as the property. School transport, distance from the shops, winter conditions and compound management directly affect daily life. Buying and selling a villa can also take longer and cost more than most apartment transactions.
A rental period lets you see the belt in different seasons and define how you want to use a home.
What renting teaches you
What time the school bus actually passes and how long the run really takes. What the roads do in winter. How late each shop stays open. What kind of neighbourhood suits you — inside a compound, or detached. What the heating bill actually comes to. None of this is visible on a viewing, and all of it changes the decision.
There is also this: while renting, you can watch what comes onto the market without pressure. In this belt, the buyer who is not in a hurry is the buyer in the strongest position.
When buying straight away is right
If you already know the area — you have lived here, family lives here, you have been coming for years — the renting stage is unnecessary.
If you need a particular type in a particular compound, or a plot that is rarely available, the frequency with which suitable options reach the market also matters.
And if the gap between rent and instalment is material to you. If you are certain you are staying long term, a year's rent is a real cost.
What to check when renting
The term and the increase mechanism. Who pays the service charge — routine operating costs sit with the tenant and major works on the building with the owner, but that belongs in the contract. The heating system and last winter's bill. Who maintains the garden and pool; in a detached house this is a serious item. The deposit and the conditions for its return.
How this works for us
We hold rental stock, and some of our tenants buy from us a year or two later. That is a good outcome for us — and a good outcome for them, because by then the purchase is the decision of someone who has seen all four seasons.
